Welcome to the BeeRook community! These Community Guidelines ("Guidelines") establish the standards of conduct and acceptable use for all Users of the BeeRook Platform. Our mission is to create a safe, respectful, and trustworthy marketplace for student housing and rental properties. By using BeeRook, you agree to follow these Guidelines and contribute to a positive community experience. These Guidelines supplement our Terms of Service and should be read together. Violation of these Guidelines may result in account suspension, termination, or other enforcement actions as described in Section 6. Last Updated: November 18, 2025

BeeRook is built on the following core values: 1.1. Respect: Treat all Users with courtesy, professionalism, and respect, regardless of differences in background, identity, or opinions. 1.2. Honesty: Provide accurate, truthful information in all listings, communications, and interactions. Do not deceive, mislead, or defraud others. 1.3. Safety: Prioritize the safety and security of yourself and other Users. Report suspicious activity and take precautions when meeting in person. 1.4. Responsibility: Take ownership of your actions, fulfill your commitments, and be accountable for the content you post. 1.5. Inclusivity: Welcome and respect all Users. Do not discriminate based on race, religion, gender, sexual orientation, disability, or any other protected characteristic. 1.6. Transparency: Be open and clear in your communications. Disclose all relevant information that may affect rental decisions.

You agree to use the BeeRook Platform only for its intended purpose: finding, listing, and inquiring about rental properties in the Philippines. 2.1. Permitted Activities: (a) Landlords may: • Post accurate property listings with real, current photographs • Respond to Renter inquiries in a timely and professional manner • Advertise properties you have legal authority to rent • Provide clear rental terms, pricing, and availability (b) Renters may: • Browse property listings and search for rentals • Send inquiries to Landlords about available properties • Save favorite properties for future reference • Report suspicious listings or conduct (c) All Users may: • Create one personal account • Communicate respectfully with other Users via messaging • Share rental guides and safety tips • Provide honest feedback (if review features are implemented) 2.2. Prohibited Activities: You may NOT use the Platform to: • Post false, fraudulent, or misleading property listings • Impersonate another person, entity, or Landlord • Harass, threaten, intimidate, or abuse other Users • Discriminate against Users based on protected characteristics • Spam or send unsolicited commercial messages • Scrape or automatically collect data without authorization • Attempt to bypass security measures or access restrictions • Engage in any illegal activity or promote illegal uses • Create multiple accounts for fraudulent purposes • Share login credentials or allow unauthorized account access

All User-Generated Content (property listings, messages, photographs, profile information) must comply with these standards: 3.1. Property Listings: (a) Accuracy: • Listings must accurately describe the property's condition, features, and location • Photographs must be current and depict the actual property • Pricing must reflect the true monthly rental cost • Availability dates must be accurate (b) Completeness: • Include all required information (title, description, photos, pricing, contact info) • Disclose material defects or conditions (e.g., noise, pests, structural issues) • Specify rental terms, deposit requirements, and lease duration (c) Legality: • You must have legal authority to rent the property • Property must comply with local zoning, safety, and housing regulations • Do not list properties involved in legal disputes or foreclosure 3.2. Photographs: (a) You may only upload photographs that: • You own or have permission to use • Accurately represent the property's current condition • Do not include explicit, offensive, or inappropriate content (b) You may NOT upload: • Photos stolen from other listings or websites • Misleading or digitally altered images that misrepresent the property • Photos of unrelated properties or stock images • Images containing personal information (IDs, documents) 3.3. Communications: (a) Messages must be: • Professional, respectful, and relevant to the rental inquiry • Free from harassment, threats, or abusive language • Appropriate for a business context (b) Do NOT send messages that: • Contain spam, advertisements, or promotional content • Include personal attacks, hate speech, or discriminatory language • Request inappropriate personal information • Solicit payments outside the Platform's intended purpose 3.4. Profile Information: (a) Profile content must be: • Accurate and truthful • Appropriate for public viewing • Updated to reflect current information (b) Do NOT post: • Fake names or impersonations • Offensive usernames or profile pictures • Contact information in bio (to prevent spam)

The following behaviors are strictly prohibited and may result in immediate account termination: 4.1. Fraud and Scams: • Posting fake or non-existent properties • Requesting advance payment before property viewings • Identity theft or impersonation • Phishing attempts or financial fraud • "Bait and switch" tactics (advertising one property, showing another) 4.2. Harassment and Abuse: • Threatening, intimidating, or coercing other Users • Sending unwanted or persistent messages after being asked to stop • Doxxing (publishing private information without consent) • Cyberbullying, stalking, or targeted harassment • Hate speech or discriminatory attacks 4.3. Spam and Solicitation: • Sending bulk unsolicited messages • Advertising unrelated products or services • Posting duplicate listings to flood search results • Using the Platform for multi-level marketing or pyramid schemes 4.4. Discrimination: • Refusing to rent based on race, religion, gender, disability, or protected characteristics • Using discriminatory language in listings or communications • Expressing preferences that violate fair housing laws • Setting arbitrary or discriminatory rental criteria 4.5. Illegal Activity: • Listing properties used for illegal purposes • Facilitating drug use, prostitution, or other crimes • Money laundering or terrorist financing • Selling stolen property • Violating copyright, trademark, or intellectual property laws 4.6. Platform Abuse: • Creating multiple fake accounts • Manipulating view counts or engagement metrics • Using bots, scripts, or automation tools • Attempting to hack, disrupt, or degrade Platform performance • Circumventing bans or suspensions • Interfering with other Users' ability to use the Platform 4.7. Inappropriate Content: • Posting explicit sexual content or pornography • Sharing violent, graphic, or disturbing images • Promoting self-harm, suicide, or dangerous activities • Posting content that violates minors' safety

If you encounter content or behavior that violates these Guidelines, please report it immediately. 5.1. How to Report: (a) Property Listings: • Click "Report" button on the property page • Select the reason: Fake listing, Inappropriate content, Scam, etc. • Provide details to help us investigate (b) User Profiles: • Access the User's profile • Click "Report Profile" • Describe the violation (c) Messages/Conversations: • Open the conversation • Click "Report" or "Report Abuse" • Explain why the message violates Guidelines (d) Email Report: • Send detailed report to: support@beerook.com • Subject Line: "Community Guidelines Violation Report" • Include: URLs, screenshots, User IDs, description of violation 5.2. What to Include in Reports: • Specific details about the violation • Screenshots or evidence (if applicable) • Links to problematic listings, profiles, or messages • Date and time of incident • How the behavior impacted you or others 5.3. Report Review Process: • All reports are reviewed by our moderation team • We aim to respond within 48-72 hours • Urgent reports (threats, safety concerns) are prioritized • We may contact you for additional information • Outcomes are communicated via email 5.4. False Reports: Submitting false, malicious, or frivolous reports is a violation of these Guidelines and may result in: • Warning • Temporary restriction of reporting privileges • Account suspension • Account termination (for repeated abuse)

Violations of these Community Guidelines may result in the following enforcement actions: 6.1. Warning: For minor or first-time violations: • Email warning explaining the violation • Requirement to remove or edit violating content • No impact on account status • Recorded in your account history 6.2. Content Removal: • Removal of violating property listings, photos, or messages • Notification explaining why content was removed • Opportunity to repost compliant content • Repeated content removals may lead to suspension 6.3. Temporary Suspension: For moderate or repeated violations: • Account access suspended for 7-30 days • Unable to log in or use Platform features • Property listings hidden from public view • Email notification with suspension reason and duration • Opportunity to appeal (see Section 6.6) 6.4. Permanent Ban: For serious or repeated violations: • Account permanently deactivated • All property listings removed • Prohibited from creating new accounts • Email notification with ban reason • Right to appeal within 14 days Grounds for Immediate Permanent Ban: • Fraud, scams, or financial crimes • Threats of violence or harm • Severe harassment or hate speech • Child exploitation or endangerment • Repeated violations after prior suspensions • Circumventing previous bans 6.5. Legal Action: In cases involving: • Illegal activity (fraud, harassment, threats) • Violations of Philippine law • Harm to BeeRook or its Users We reserve the right to: • Report violations to law enforcement • Cooperate with police investigations • Pursue civil or criminal legal action • Seek damages and legal fees 6.6. Appeals Process: If you believe an enforcement action was made in error, you may appeal: (a) How to Appeal: • Email: support@beerook.com • Subject Line: "Appeal - [Your Username] - [Type of Action]" • Include: - Account email address - Explanation of why the action was incorrect - Any evidence supporting your appeal - Request for specific remedy (account reinstatement, content restoration) (b) Appeal Review: • Appeals reviewed within 5-7 business days • Decision communicated via email • Decisions are final and not subject to further appeal (c) Rejected Appeals: • If your appeal is rejected, the enforcement action stands • No further appeals will be considered • Attempting to circumvent the ban (e.g., creating new accounts) will result in permanent IP ban

As a Landlord, you have additional responsibilities: 7.1. Listing Quality: • Post only properties you have authority to rent • Provide complete, accurate, and up-to-date information • Upload high-quality photos (3-10 images minimum) • Update availability status promptly when property is rented 7.2. Responsiveness: • Respond to inquiries within 48 hours • Maintain a response rate of at least 50% • Provide clear, helpful answers to Renter questions • Declining response rates may result in lower search rankings 7.3. Transparency: • Disclose all fees (utilities, maintenance, HOA) • Clearly state rental terms, deposit requirements, and lease duration • Inform Renters of house rules, policies, and restrictions • Do not misrepresent property features or condition 7.4. Non-Discrimination: • Comply with fair housing laws • Do not refuse to rent based on protected characteristics • Set rental criteria based on legitimate, non-discriminatory factors (income, credit, rental history) 7.5. Safety: • Ensure properties meet minimum safety and habitability standards • Provide working smoke detectors, locks, and emergency exits • Disclose known hazards (mold, lead paint, structural issues)

As a Renter, you are expected to: 8.1. Inquiry Etiquette: • Send genuine inquiries only for properties you are seriously considering • Provide accurate information about your rental needs and timeline • Be respectful and professional in all communications • Do not spam Landlords with generic or automated messages 8.2. Property Viewings: • Confirm appointments and arrive on time • Notify Landlords if you need to reschedule or cancel • Treat properties with respect during viewings • Bring a friend or family member for safety 8.3. Safety Precautions: • Never send money before viewing a property in person • Verify Landlord identity and property ownership • Meet in public places when possible • Report suspicious activity or scams immediately • Trust your instincts - if something feels wrong, walk away 8.4. Honest Communication: • Provide truthful information about your rental history • Disclose pets, additional occupants, or special needs • Ask questions about anything unclear before signing a lease • Do not make false claims or misrepresentations

We may update these Community Guidelines from time to time to: • Clarify existing rules or add new standards • Address emerging safety or security concerns • Reflect changes in applicable laws • Improve enforcement processes Material changes will be communicated through: • Email notification (at least 7 days before changes take effect) • Prominent notice on the Platform • Updated "Last Updated" date Your continued use of the Platform after changes become effective constitutes acceptance of the updated Guidelines.
