Your Responsibility: • YOU are solely responsible for: - Verifying property details and Landlord identity - Conducting in-person property viewings before making payments - Reviewing rental agreements and ensuring legal compliance - Protecting your personal safety and financial security - Reporting suspicious activity or scams to authorities Use BeeRook at your own risk. Follow these golden rules to protect yourself from scams and fraud: 2.1. NEVER Send Money Before Viewing: • NEVER send payment, deposit, or "reservation fees" before viewing the property in person • NEVER wire money to someone you have not met in person • NEVER pay using untraceable methods (cryptocurrency, prepaid cards, wire transfers to unknown accounts) • Legitimate Landlords will allow you to view the property before requesting payment 2.2. Always Meet in Person: • ALWAYS insist on viewing the property in person • NEVER rent a property based solely on photos or virtual tours • Meet the Landlord face-to-face before signing any agreements • If a Landlord refuses to meet in person, this is a major red flag - walk away 2.3. Verify Identity and Ownership: • Ask to see the Landlord's government-issued ID • Request proof of property ownership (land title, tax declaration, deed of sale) • If dealing with a property manager, request authorization letter from the owner • Verify the person showing you the property is actually the owner or authorized agent • Check if the name on ownership documents matches the person you're dealing with 2.4. Bring a Friend: • ALWAYS bring a friend, family member, or trusted companion to property viewings • Do not go alone, especially for first-time viewings • Meet in daylight hours when possible • Inform someone of your whereabouts and expected return time 2.5. Trust Your Instincts: • If something feels wrong, uncomfortable, or "too good to be true," walk away • Do not let pressure tactics force you into quick decisions • Take your time to think things over • Get second opinions from friends or family 2.6. Get Everything in Writing: • Obtain a written rental agreement (contract) before paying any money • Read the contract carefully and understand all terms • Ensure the contract includes: rental amount, deposit, lease duration, payment schedule, house rules, termination clauses • Keep copies of all signed documents, receipts, and communications 2.7. Use Secure Payment Methods: • Pay via traceable methods (bank transfer to verified account, check with receipt) • Avoid cash payments when possible; if paying cash, get a signed receipt immediately • Do NOT pay to personal e-wallets (GCash, PayMaya) of people you don't know and trust • Keep records of all payments and transactions

Be extremely cautious if you encounter any of these warning signs: 3.1. Pricing Red Flags: • Rental price is significantly below market value for the area • Landlord offers a "special discount" if you pay immediately • Listing says "urgent" or "must rent today" • Price changes drastically after initial inquiry (bait and switch) 3.2. Communication Red Flags: • Landlord refuses to provide phone number or meet in person • Landlord claims to be out of the country and can't show the property • Landlord only communicates via email or messaging apps • Landlord uses poor grammar, spelling errors, or generic copy-pasted responses • Landlord pressures you to decide quickly without viewing the property 3.3. Payment Red Flags: • Landlord requests advance payment before property viewing • Landlord asks for payment via wire transfer, Western Union, MoneyGram, cryptocurrency, or prepaid cards • Landlord asks you to pay a "reservation fee" or "holding deposit" to "secure" the property • Landlord wants payment sent to a bank account in another person's name • Landlord refuses to provide receipts or written documentation 3.4. Property Red Flags: • Photos appear to be stock images or stolen from other websites • Photos look too professional or "too perfect" • Property address is vague or incomplete (e.g., "near Session Road" without specific address) • Landlord refuses to provide exact address until payment is made • Property is advertised on multiple platforms with different details or prices 3.5. Documentation Red Flags: • Landlord cannot or will not provide proof of ownership • Landlord claims to have "lost" ownership documents • Landlord shows documents that look fake, forged, or altered • Landlord refuses to allow you to take photos of ownership documents for verification • Contract has unusual clauses, missing information, or is poorly written 3.6. Behavior Red Flags: • Landlord seems evasive, nervous, or inconsistent in responses • Landlord provides conflicting information about the property • Landlord tries to bypass the BeeRook Platform and move communication elsewhere • Landlord asks for excessive personal information (bank account numbers, passwords, SSS number) • Landlord becomes hostile, threatening, or aggressive when you ask questions IF YOU ENCOUNTER ANY OF THESE RED FLAGS: Stop all communication, do not send money, and report the listing to BeeRook immediately at support@beerook.com.

Be aware of these common scams targeting renters: 4.1. Fake Landlord Scam: • Scammer posts photos of real properties they do not own • Scammer may even give you a tour of a property they broke into or pretend to be a tenant • You send deposit money, then discover the "Landlord" was a fraud • Prevention: Verify ownership documents, check land title at the Register of Deeds 4.2. Advance Fee Scam: • Scammer requests "reservation fee," "key deposit," or "processing fee" before viewing • Once you pay, the scammer disappears or makes excuses • Prevention: NEVER pay before viewing the property in person 4.3. Too-Good-to-Be-True Scam: • Property is listed at an unbelievably low price • Photos show a luxury property at a bargain rate • Scammer claims owner is desperate, moving abroad, or offering a "limited-time deal" • Prevention: Research market prices; if it seems too good to be true, it probably is 4.4. Fake Listing / Phantom Property Scam: • Scammer posts listings for properties that don't exist or aren't actually for rent • Photos are stolen from real estate websites or other listings • You send money for a property that is already rented, doesn't exist, or the scammer has no connection to • Prevention: Verify property exists, check address on Google Maps, visit in person 4.5. Fake Rental Agreement Scam: • Scammer provides a fake rental contract to appear legitimate • Contract may have fake notarization or forged signatures • You pay deposit based on fake contract, then discover it's worthless • Prevention: Have a lawyer review important contracts, verify notary seals are genuine 4.6. Bait-and-Switch Scam: • Property photos and description look amazing • When you view in person, the actual property is completely different (smaller, older, in poor condition) • Landlord makes excuses or claims "photos are old" or "wrong property was uploaded" • Prevention: Insist on seeing the exact property advertised before committing 4.7. Facebook Marketplace Scam (Cross-Platform): • Scammer operates on multiple platforms (BeeRook, Facebook Marketplace, OLX) • Uses stolen photos and fake contact information • May ask you to continue conversation on WhatsApp, Viber, or Telegram to avoid platform moderation • Prevention: Keep communication on BeeRook Platform, verify identity independently

Landlords also need to protect themselves from fraudulent Renters: 5.1. Screen Tenants Carefully: • Request valid government-issued ID • Ask for employment verification or proof of income • Request references from previous Landlords • Conduct background checks if necessary (with Renter's consent) 5.2. Verify Identity: • Meet prospective tenants in person • Confirm their ID matches the person standing in front of you • Check for fake or altered IDs 5.3. Secure Payment: • Accept deposits only after signing a rental agreement • Provide official receipts for all payments received • Use bank transfers or checks for large amounts (traceable) • Do NOT accept cryptocurrency or payments that are difficult to trace 5.4. Protect Your Property: • Conduct a move-in inspection with photos and written checklist • Require tenants to sign the inventory list • Keep copies of signed rental agreements and receipts • Consider property insurance 5.5. Use Written Agreements: • Always use a written rental contract (not verbal agreements) • Include all terms: rent, deposit, lease duration, termination clauses, house rules • Have both parties sign and date the contract • Keep multiple copies (give one to tenant) 5.6. Beware of Fake Checks/Payments: • Do not accept payment via third-party checks • Wait for checks to clear before handing over keys • Be cautious of overpayment scams (Renter "accidentally" sends too much money, asks for refund) 5.7. Avoid Discrimination: • Do not refuse to rent based on race, religion, gender, disability, or other protected characteristics • Set rental criteria based on legitimate factors (income, credit, rental history) • Comply with Philippine fair housing laws

When meeting Landlords or Renters in person, follow these safety precautions: 6.1. Choose Safe Meeting Locations: • Meet at the property during daytime hours (10 AM - 5 PM preferred) • If meeting before property viewing, meet in a public place first (coffee shop, mall, fast food restaurant) • Avoid isolated or unfamiliar locations • Avoid night-time meetings 6.2. Bring a Companion: • Bring a friend, family member, or trusted companion • Never go alone to view properties, especially for the first time • Inform someone not present of your whereabouts and expected return time 6.3. Share Your Plans: • Tell a friend or family member where you're going, who you're meeting, and when you expect to return • Share the property address and Landlord's contact information • Check in with someone after the meeting 6.4. Stay Alert: • Keep your phone charged and accessible • Stay sober and alert during meetings • Trust your instincts - if you feel unsafe, leave immediately • Do not enter properties alone with strangers if you feel uncomfortable 6.5. Transportation Safety: • Use your own transportation when possible • Do not accept rides from Landlords or Renters you just met • Park in a visible, well-lit area • Know your exit route 6.6. Personal Information: • Do not share excessive personal information (bank accounts, passwords, detailed financial data) • Be cautious about providing your home address if you're a Renter looking at properties • Protect your privacy until you're confident the person is trustworthy

If you encounter suspicious listings, scams, or fraudulent behavior, report it immediately: 7.1. Report to BeeRook: • Email: support@beerook.com • Subject Line: "Scam Report - [Property Address or User ID]" • Include: Screenshots, listing URL, description of suspicious behavior, User ID (if known) 7.2. Report to Authorities: • Philippine National Police (PNP) Cybercrime Division: https://pnp.gov.ph • National Bureau of Investigation (NBI) Cybercrime Division: https://nbi.gov.ph • For emergencies: Call 911 7.3. What to Report: • Fake or fraudulent property listings • Requests for advance payment before property viewing • Harassment, threats, or abusive behavior • Impersonation or identity theft • Discriminatory language or practices • Scams involving stolen photos or fake documents 7.4. What Happens After Reporting: • BeeRook will investigate the report within 48-72 hours • We may remove suspicious listings, suspend accounts, or ban Users • We may cooperate with law enforcement if criminal activity is suspected • You will receive an email update on the status of your report 7.5. Protect Others: • Reporting scams helps protect other Users from falling victim • Your reports improve Platform safety and security • All reports are confidential

8.1. Your Legal Rights as a Renter: • Right to a habitable property (safe, sanitary, with basic utilities) • Right to privacy (Landlord must provide notice before entering) • Right to a written rental agreement • Right to return of security deposit (minus legitimate deductions) • Right to be free from discrimination 8.2. Your Legal Rights as a Landlord: • Right to timely rent payment • Right to evict for non-payment or lease violations (following legal process) • Right to charge reasonable deposits and fees • Right to set rental criteria (non-discriminatory) • Right to inspect property (with notice) 8.3.
