These Property Listing Rules ("Rules") provide guidelines for Landlords creating property listings on the BeeRook Platform. Following these Rules ensures your listing complies with our Terms of Service, Community Guidelines, and applicable laws. High-quality, accurate listings attract more inquiries and help Renters make informed decisions. Listings that violate these Rules may be removed, and repeated violations may result in account suspension or termination. Last Updated: November 18, 2025

To list a property on BeeRook, you must: 1.1. Legal Authority: • Own the property, OR • Have written authorization from the property owner to rent the property, OR • Be a licensed property manager acting on behalf of the owner 1.2. Age Requirement: • Be at least 18 years of age 1.3. Compliance with Laws: • Property must comply with all applicable local, provincial, and national laws • Property must meet minimum habitability and safety standards • Property must comply with zoning regulations for residential use • All necessary permits and licenses must be obtained 1.4. Property Location: • Properties must be located in the Philippines • Out-of-country properties are not permitted without prior written approval from BeeRook 1.5. Account Standing: • Your BeeRook account must be in good standing (not suspended or banned) • You must not have a history of fraudulent listings or Terms of Service violations

Every property listing MUST include the following information: 2.1. Basic Details: • Title: Clear, descriptive title (50-100 characters recommended) • Home Type: Apartment, house, room, studio, dormitory, condo, townhouse, or boarding house • Bedrooms: Accurate number of bedrooms (0 for studio) • Bathrooms: Accurate number of bathrooms (whole number, e.g., 1, 2, 3) • Monthly Rent: Total monthly rental price in Philippine Pesos (₱) 2.2. Location Information: • Complete Address: Street address, barangay, city/municipality, province • Geographic Coordinates: Selected via our interactive map tool • Nearby Landmarks: Optional, but recommended for easier identification Note: Address information will be publicly visible to help Renters find your property. Do not post properties at addresses where you do not have authority to rent. 2.3. Property Description: • Detailed description (minimum 100 characters, recommended 200-500 characters) • Highlight key features and amenities • Describe the neighborhood and surroundings • Mention proximity to schools, transportation, or local attractions • Be honest and accurate - do not exaggerate or mislead 2.4. Photos (3-10 Images): • Minimum 3 photos required • Maximum 10 photos allowed • Each photo maximum 5MB file size • Supported formats: JPG, PNG, WebP • Photos must accurately represent the current condition of the property 2.5. Rental Terms: • Availability Date: When the property will be available for move-in • Rental Term: Monthly, semestral (6 months), or yearly lease options • Deposit Amount: Security deposit required (typically 1-2 months' rent) • Minimum Lease: Shortest acceptable lease duration (e.g., 1 month, 3 months, 1 year) 2.6. Amenities and Features: • Select all applicable amenities from the provided list (e.g., WiFi, A/C, parking, kitchen, washer, furnished) • Do NOT select amenities that are not actually available 2.7. House Rules: • Guest Policy: Are guests allowed? Specify restrictions. • Smoking Policy: Allowed, not allowed, or allowed in designated areas • Curfew Policy: Specify if there's a curfew and what time • Note: Pet policies are not displayed on BeeRook listings per platform design 2.8. Contact Information: • Contact Name: Your full name or property manager name • Contact Phone: Working phone number where Renters can reach you • Email: Auto-filled from your BeeRook account All fields marked as required in the listing form must be completed. Incomplete listings cannot be published.

High-quality photos are essential for attracting Renters. Follow these guidelines: 3.1. Photo Requirements: (a) Authenticity: • Photos must depict the ACTUAL property being listed • Photos must be current (taken within the last 6 months) • Photos must show the property's TRUE current condition • Do not use stock images, photos from other listings, or photos of different properties (b) Quality Standards: • Clear, well-lit photos (natural daylight preferred) • In focus (not blurry) • Properly oriented (not sideways or upside down) • High enough resolution to show details • Clean, uncluttered spaces (tidy up before photographing) (c) Content Standards: • Show key rooms and features (living room, bedrooms, bathroom, kitchen) • Include exterior photos if possible • Capture important amenities (parking, laundry, common areas) • Avoid including people, personal belongings, or identifying documents 3.2. Prohibited Photos: You may NOT upload photos that: • Are stolen from other websites, listings, or Landlords • Contain watermarks from other platforms (e.g., "Lamudi," "Property24") • Are digitally altered or manipulated to misrepresent the property • Show properties you do not have authority to rent • Contain explicit, offensive, or inappropriate content • Include personal information (IDs, documents, faces) • Are poor quality (extremely dark, blurry, pixelated) 3.3. Best Practices: • Take photos during daytime for best lighting • Use wide-angle shots to show room size • Highlight unique or attractive features • Include before-and-after photos if property was recently renovated • Show the view from windows if it's a selling point • Photograph common areas and amenities (pool, gym, rooftop) Listings with poor-quality or misleading photos may be flagged, hidden, or removed by our moderation team.

4.1. Accurate Pricing: • List the TRUE monthly rental price • Do not use misleading tactics like "₱1 per month" to attract attention • If utilities are included, state this clearly in the description • If utilities are separate, specify typical monthly utility costs in the description 4.2. Pricing Transparency: • Disclose ALL required fees and costs upfront (deposit, advance rent, association dues, etc.) • Do not hide fees in fine print or reveal them only after inquiries • Do not advertise "per person" pricing unless explicitly stated in the title (e.g., "Bed Space - ₱3,000/person") 4.3. Price Changes: • You may update your listing price at any time • Frequent, drastic price changes may be flagged as suspicious • Do not engage in "price baiting" (advertising low price, then increasing after inquiries) 4.4. Competitive Pricing: • Research comparable properties in your area to set fair pricing • Significantly overpriced listings may receive fewer inquiries • Extremely low prices may be flagged as potential scams 4.5. Prohibited Pricing Practices: • Advertising prices below market value to bait inquiries ("bait and switch") • Charging hidden or undisclosed fees • Requiring payment before property viewings or lease signing • Demanding wire transfers, cryptocurrency, or other untraceable payment methods upfront

A compelling, honest description helps Renters understand your property and increases inquiries. 5.1. What to Include: (a) Property Features: • Square meter size or approximate dimensions • Number and type of rooms (e.g., "2 bedrooms, 1 bathroom, open kitchen") • Flooring type (tile, hardwood, carpet) • Natural lighting and ventilation • Storage space (closets, cabinets) (b) Amenities and Inclusions: • Furnishing status (fully furnished, semi-furnished, unfurnished) • Appliances included (refrigerator, stove, washing machine, A/C) • Internet/WiFi availability and speed • Parking availability (covered, open, street parking) • Access to common areas (gym, pool, rooftop, lounge) (c) Location Advantages: • Proximity to universities, schools, or hospitals (e.g., "5-minute walk to University of Baguio") • Nearby public transportation (jeepney routes, bus stops) • Access to groceries, markets, restaurants, and shopping • Safety and security features of the neighborhood (d) Ideal Tenant: • Specify if property is best suited for students, professionals, families, or couples • Mention if property is pet-friendly (optional, as BeeRook does not display pet policies in listings) 5.2. What NOT to Include: • Discriminatory language or preferences (e.g., "no Muslims," "Filipinos only," "women preferred") • False or exaggerated claims (e.g., "luxury penthouse" for a basic apartment) • Offensive, explicit, or inappropriate content • Personal contact information in the description (phone, email, social media) - use the designated contact fields instead • External links or attempts to redirect inquiries off-platform • Promotional content for unrelated services 5.3. Tone and Style: • Write in clear, simple language (avoid jargon) • Be enthusiastic but honest • Use bullet points for easy readability • Proofread for spelling and grammar errors • Keep it concise (200-500 characters ideal) Example of a Good Description: "Cozy 1-bedroom apartment perfect for students! Located 10 minutes from Baguio Cathedral and 5 minutes to Session Road. Fully furnished with WiFi, bed, desk, and kitchenette. Quiet neighborhood, safe area. Water and electricity included in rent. Available June 1. Message me for viewing schedule!"

The following types of listings are strictly prohibited and will be removed immediately: 6.1. Fake or Non-Existent Properties: • Listings for properties that do not exist • Listings for properties that are not actually available for rent • Duplicate listings posted multiple times to flood search results 6.2. Unauthorized Listings: • Properties you do not own and do not have permission to rent • Properties currently occupied by tenants without their knowledge • Properties involved in legal disputes, foreclosure, or court proceedings 6.3. Illegal or Inappropriate Use: • Properties intended for illegal activities (drug manufacturing, prostitution, etc.) • Properties that violate zoning laws (commercial use in residential zone) • Properties used for short-term vacation rentals (BeeRook is for long-term rentals only) 6.4. Unsafe or Uninhabitable Properties: • Properties with serious safety hazards (structural damage, fire hazards, toxic mold) • Properties without basic utilities (water, electricity) • Properties that do not meet minimum habitability standards under Philippine law 6.5. Discriminatory Listings: • Listings that exclude or discriminate based on race, religion, gender, disability, or other protected characteristics • Listings with discriminatory language or requirements 6.6. Misleading Listings: • Listings with stolen or misrepresentative photos • Listings with false information (wrong location, incorrect pricing, fake amenities) • "Bait and switch" listings advertising one property but showing another Posting prohibited listings may result in: • Immediate listing removal • Account warning • Temporary account suspension • Permanent account termination • Legal action (for fraud or illegal activity)

BeeRook is committed to fair housing practices. All Landlords must comply with Philippine laws prohibiting discrimination. 7.1. Prohibited Discrimination: You may NOT refuse to rent or impose different terms based on: • Race or ethnicity • Religion or belief • Gender or sexual orientation • Disability or medical condition • Marital or family status • National origin • Age (except minimum age requirements, e.g., 18+) 7.2. Permissible Criteria: You MAY set rental criteria based on: • Income or employment status (e.g., "must earn 3x monthly rent") • Credit history or rental references • Background checks (criminal history, eviction history) • Number of occupants (to comply with occupancy limits) • Student status (e.g., "students only" or "professionals only") 7.3. Inclusive Language: Use neutral, welcoming language in your listings: • Good: "Quiet, respectful tenants preferred" • Bad: "No [specific ethnicity or religion]" • Good: "Property has stairs - not wheelchair accessible" • Bad: "No disabled persons" • Good: "Suitable for 1-2 occupants" • Bad: "Singles only, no families" Violating fair housing rules is grounds for immediate account termination and may expose you to legal liability.

To keep your listing effective and compliant, follow these maintenance practices: 8.1. Regular Updates: • Update availability status immediately when property is rented • Archive listings for properties no longer available • Refresh photos every 6-12 months to reflect current condition • Update pricing if rental rates change 8.2. Responding to Inquiries: • Respond to Renter inquiries within 48 hours • Provide clear, helpful answers to questions • Be professional and courteous in all communications • Maintain a response rate of at least 50% to avoid ranking penalties 8.3. Handling Changes: • If property features change (e.g., amenities removed, renovations), update listing immediately • If rental terms change, edit listing to reflect new terms • If contact information changes, update your account settings 8.4. Archiving Listings: • When property is rented, set status to "Archived" or delete the listing • Do not leave inactive listings published indefinitely • You can reactivate archived listings when property becomes available again

BeeRook uses several factors to rank listings in search results: 9.1. Ranking Factors: Listings rank higher when they have: • Complete, detailed information (all fields filled) • High-quality photos (3-10 clear images) • Competitive pricing for the area • High response rate to inquiries (>70% ideal) • Fast response time (<24 hours ideal) • Recent activity (newly posted or recently updated) • Positive User engagement (views, saves, inquiries) 9.2. Factors That Lower Rankings: • Incomplete listings (missing required fields) • Poor-quality or few photos (<3 images) • Low response rate (<50%) • Slow response time (>48 hours) • Listings flagged by Users as suspicious • Landlords with history of Terms violations 9.3. Featured Listings (Future): • We may introduce paid "Featured Listing" options in the future • Featured listings will be clearly marked as promoted • Organic (non-paid) search results will remain separate 9.4. Tips to Improve Visibility: • Respond quickly to all inquiries • Keep listing information up-to-date • Add new photos periodically • Encourage satisfied tenants to provide positive feedback (if review system is implemented)

BeeRook moderates all property listings to ensure compliance with these Rules. 10.1. Automated Moderation: • Basic content filters for inappropriate language • Image validation (file type, size, format) • Duplicate listing detection 10.2. Manual Review: • Staff may review listings flagged by Users or automated systems • New Landlords' first few listings may be manually reviewed before publication • High-value or premium listings may receive extra scrutiny 10.3. User Reports: • Renters and other Users can report suspicious or violating listings • All reports are reviewed within 48-72 hours • False or malicious reports may result in action against the reporter 10.4. Enforcement Actions: For listings that violate these Rules: • Listing Edit Request: We may ask you to correct minor issues • Listing Hidden: Listing removed from search but remains in your account for editing • Listing Deleted: Listing permanently removed • Account Warning: Email warning for policy violations • Account Suspension: Temporary ban (7-30 days) for repeated violations • Account Termination: Permanent ban for serious or repeated violations 10.5. Appeals: If your listing is removed or hidden: • Email support@beerook.com with subject "Listing Appeal - [Property Address]" • Explain why you believe the removal was in error • Provide evidence supporting your appeal (e.g., proof of ownership, corrected information) • We will review and respond within 5-7 business days
